Repiping an Older Home in San Juan Capistrano: Ranch Houses, Historic Lots and 1970s Tracts

San Juan Capistrano has some of South County's oldest homes. What older plumbing looks like here, surprises to plan for, and how to repipe gently.

San Juan Capistrano is not a typical South County suburb. Alongside newer neighborhoods like Marbella and The Farm, the city has ranch homes on large lots, houses near the historic Los Rios district, and 1960s and 1970s tracts that grew up around the old town. Many still run on their original water lines, or on a patchwork of repairs made over the decades.

Repiping an older home is a different job than repiping a 1990s tract house. Here is what to expect.

Surprises to plan for

Older houses come with a few common surprises. A good repipe quote names them up front instead of springing them on you mid-job.

  1. Electrical bonding. In older homes, metal water pipe was often used as part of the electrical ground. When we replace it with PEX, the bond has to be maintained. We check this and coordinate it as part of the job.
  2. Plaster walls. Some older homes have lath-and-plaster instead of drywall. Access openings are planned carefully and patched to match as closely as practical.
  3. Raised floors and crawlspaces. Good news, usually. A crawlspace often lets us run new lines under the house with very little wall opening.
  4. Old shutoff valves. The main and fixture shutoffs may not close fully. Everything gets replaced.
  5. Water heater connections. Older heaters may need new connectors, a relief valve line or an expansion tank to meet current code once the system is replaced.

How we approach the job

Respect the house. Older homes in San Juan Capistrano often have original tile, wood floors and built-ins worth protecting. We cover floors, mask furniture and plan access so the fewest finished surfaces are touched.

Route smart. In single-story ranch homes, most lines go through the attic and drop down interior walls. Where there is a crawlspace, we use it. On larger lots we look at whether the service line from the meter should be replaced at the same time.

Use flexible pipe. PEX-A (Uponor/Wirsbo expansion, ASTM F1960) bends through old framing that was never built square, with far fewer fittings than rigid pipe. It also does not react with the minerals in Santa Margarita Water District supply the way old steel does.

Permit and inspection. The work is permitted with the City of San Juan Capistrano and inspected before walls are closed.
