Replacing Your Tank in San Juan Capistrano: Navien Tankless Water Heater Installation Basics

From Marbella to the rest of San Juan Capistrano: what a proper Navien condensing tankless installation includes and what to ask first.
Navien is the brand San Juan Capistrano homeowners most often name when they call us about going tankless, usually because they want faster hot water and their garage floor back. San Juan Capistrano mixes some of South OC’s oldest homes with newer hillside builds, and the half-inch gas line question gets very different answers in each.
A Navien tankless water heater installation is straightforward when the house is ready for it and frustrating when it is not. Here is how to tell which applies to yours.
Local factors in San Juan Capistrano
San Juan Capistrano gets its water from Santa Margarita Water District, and like most of Orange County it is hard enough that scale builds inside a tankless heat exchanger over time. Homes in Marbella, The Farm, San Juan Hills, Capistrano Royale, Rancho Viejo were built across different decades, so gas branch sizes, heater locations, and pipe materials vary from street to street.
On every San Juan Capistrano estimate we measure the gas run, mark the vent termination and condensate drain, and look at the supply piping before naming a Navien model.

The heater is the easy part
Hanging a Navien on the wall takes an hour or two. Everything around it is what takes judgment: confirming the gas line can feed it at full fire, choosing a vent path that meets the manual and the inspector, giving the acidic condensate somewhere safe to go, and deciding whether the pipes behind the wall deserve to be connected to a brand-new heater at all.
That is how we frame every Navien tankless water heater installation in San Juan Capistrano—as a small plumbing project with a heater at the center, not an appliance delivery.
Venting a condensing Navien
Because a condensing heater pulls so much heat out of its exhaust, the exhaust leaves cool enough to run through plastic vent pipe of the type and length the installation manual allows. The termination outside still has to keep set distances from windows, doors, air intakes, and walkways, and the inspector checks those clearances.
Re-using an old metal flue for a condensing unit is not an option; the vent system is new and sealed. We show you exactly where the vent will exit the house before we drill.
Old pipes and a new condensing heater
Debris from aging galvanized lines can collect at the heater's inlet filter. Copper with a history of pinhole leaks keeps failing no matter what heater it feeds. Polybutylene fittings are a known weak point regardless of age. None of these is the heater's fault, but all of them show up as service calls after a heater swap.
We look at the visible piping during the estimate, photograph what we find, and price the Navien alone and with a whole-house PEX-A repipe so you can compare.
Navien notes from San Juan Capistrano jobs
Homes in Capistrano Royale and around the historic core can have gas piping added onto several times. Those are the houses where Navien’s half-inch compatibility gets tested hardest, so we trace the line back to the meter and add up every appliance. Marbella and San Juan Hills homes usually have more gas capacity, and the conversation there turns to recirculation instead.
What a tankless heater does not fix on its own
A common misunderstanding: a new tankless heater does not make hot water arrive faster at the tap. The water already sitting in the pipe has to run out first, exactly as it did with your tank. In a long single-story layout or a two-story home with the heater in the garage, that wait can seem longer after the switch.
Navien's built-in pump models exist for that reason. We measure the run to the farthest fixture and tell you whether recirculation is worth it before you choose a model.
Bigger is not automatically better
Navien's largest residential units fire at close to 200,000 BTU per hour. That capacity is useful in a busy household, but it also asks the most of your gas line and costs more up front. A model that is too large for a small home simply spends its life idling at low flow.
Our estimate states the peak demand we calculated, the model size that covers it with sensible headroom, and what—if anything—the gas supply needs to support that size.
Where gas problems usually hide
- A shared branch: the water heater, dryer, and range all hang off one small pipe
- A long run: the meter is on one side of the house, the heater on the other
- Past additions: decades of extensions without anyone re-checking capacity
- The meter itself: occasionally the utility meter needs a larger size, which the gas company handles
Each of these is easy to find before an install and frustrating to discover after one.
How install day goes
A straightforward replacement is usually a one-day job; new gas runs, longer vent routes, or a combined repipe add time. The sequence: protect floors, shut off gas and water, drain and remove the old tank, mount the Navien, connect gas, water, vent, condensate, and power, then purge air, fire the unit, and check temperature and gas pressure under load.
Before we leave, we walk you through the controller, show you the service valves, and explain what a future flush involves.
Before you book a Navien install
- Know where the farthest bathroom is—it decides A2 versus S2.
- Expect a gas check before anyone promises a half-inch line will do.
- Plan for a condensate drain and an outlet near the unit.
- Ask whether your pipes should be replaced while the walls are open.
